Tract (production) Builders VRS Custom Builders: By Katrina Smith

Avoid disappointment by understanding the difference.

When you choose to have a new home built in one of our many new build communities, you are most likely working with a tract builder.  A main concern of theirs is production, timelines and keeping costs in order.  You are buying a set floor plan with either all inclusive selected surfaces, or a set floor plan with a trip to their design center. That is where you can select from a bevy of upgrades and options.  You will not be afforded a say in any changes to the plan you have selected, as an example, if  you don’t like the door option on your den, your choice is to remove it after closing. 

Custom builders work with you to develop a floor plan that is customized to your desires.  All cabinets, floors and fixtures are your decision and you will be able to purchase what you desire within the budget laid out for your construction allowances.   You can purchase the land thru the builder, if they have some to chose from, or you can purchase a property on your own.   Be aware - there are costs involved with changes once the permits have been pulled.  Free advice...take your time before you finalize.
