This post will provide an overview of recent sales history for Sarasota County Florida.
First we'll address the average days on the market (DOM)
Then we will show the actual amount of closed sales.
As an added bonus I've included the chart for "Months Supply of Inventory" at the bottom.
Condominiums Sales will be listed separately from Single Family Homes, Villas, and Townhomes that are not considered condos.
The far right bars are for December 2024. Work your way back from there per month.
Red = condos
Blue = SFH/Villa/Townhome
DOM for SFH/Villas/Townhomes
According to the chart directly ABOVE, the average days on the market (DOM) in December 2024 for SFH/Villas/Townhomes was 70.
That was a 32% increase in DOM from December 2023
December 2023 was 53 days - which was an increase of 51.4% from December 2022
December 2022 was 35 days - which was an increase of 105.9% from December 2021
DOM for Condominiums
According to the chart directly ABOVE, the average days on the market (DOM) in December 2024 for condos was 82.
That was a 100% increase in DOM from December 2023
December 2023 was 41 days - which was an increase of 5.1% from December 2022
December 2022 was 39 days - which was an increase of 77% from December 2021

Closed Sales for SFH/Villas/Townhomes
According to the chart directly ABOVE, the number of closed sales in December 2024 for SFH/Villas was 652.
That was a 10.9% increase in sales from December 2023
December 2023 closed 588 sales - which was an increase of 6.7% from December 2022
December 2022 closed 551 sales - which was a decrease of 36.7% from December 2021
DOM for Condominiums
According to the chart directly ABOVE, the number of closed sales in December 2024 for condos was 205.
That was a 15.3% decrease in sales from December 2023
December 2023 closed 242 sales - which was an increase of 14.7% from December 2022
December 2022 closed 211 sales - which was a decrease of 34.5% from December 2021
