Get Ready For Increases In Venice Florida Offers

As I am preparing to meet with a customer to discuss what they should expect in the near future, I printed this chart to put a visual to what I already knew to be true.

That is that March, April, and May have a solid history of showing more closed housing sales than at least several of the months leading up to them. ( see the highlighted months in the 10-years-history image provided )

The one recent exception was in 2020. That was when a large portion of the population put their real estate needs on hold for a few months. Even then, closed sales quickly picked up for June & July.

If history repeats itself, more listings will go pending in February and March than we've seen in a year.

This DOES NOT mean that sellers can expect more for their house. On the contrary, we are also showing a record number of Months Supply of Single Family Homes and Villas in Venice. ( See the chart below )

The quantity of house sales will likely increase beginning in February, but they will be the nicest looking, best condition, priced right homes on the market.

In just the past 7 days in Venice & North Venice there were 185 new listings and 269 price decreases.

40 listings were either canceled or expired without selling.

Those who are serious about selling will adjust their price accordingly.
